Okatie is one of the fastest-growing unincorporated communities in Beaufort County, sitting along the US-278 corridor between Bluffton and the Broad River, roughly halfway between Beaufort and Hilton Head Island. What was once mostly forest and farmland has filled in rapidly over the past two decades with large planned communities, retail centers like Okatie Crossing, medical offices and new-home construction aimed at retirees and families drawn by the area's proximity to both Hilton Head and Bluffton. Sun City Hilton Head, one of the largest age-restricted communities in the Southeast, sits just across the Jasper County line nearby, and its presence has helped drive much of Okatie's own commercial growth. Because so much of the area is still actively being built out, new-construction dumpster work is a bigger part of our business here than in most of our other service areas.

US-278 is the commercial spine of Okatie, lined with shopping centers, medical offices and new-home communities, with side roads like Okatie Highway and Chechessee Road leading back to residential development. New-construction cleanup is common here given the pace of building, alongside kitchen and bath remodels in slightly older homes from the area's first wave of growth in the 2000s. Because Okatie sits at the far southern edge of our regular coverage, we ask for a little extra notice on delivery timing compared to areas closer to Beaufort.

On private property — a driveway, a yard, a job site — you will not normally need a permit anywhere in Beaufort County, and that covers the large majority of our Okatie deliveries. What matters far more is whether the surface can take the weight and whether the truck can physically get in.

If the container has to sit on a public street or right-of-way in Okatie, that usually changes. Check with Beaufort County before you book, and expect requirements around reflectors, barricades or overnight lighting. Beaufort County handles matters outside city and town limits. Rules genuinely differ from one municipality to the next around here, so please do not rely on what a neighbour in another town was told.

A few practical things that come up repeatedly in Okatie:

• Access. Our truck needs roughly 60 feet of straight approach and about 23 feet of vertical clearance to raise the hoist. Mature live oaks and low service drops rule out the bigger containers on plenty of older streets.
• Hurricane season. June through November is the real seasonal risk here — tropical storms, heavy rain and storm-surge flooding can affect delivery and pickup timing. Tell us if you are working around a storm window and we will plan the schedule accordingly.
• High water table and sandy soil. Much of Beaufort County sits low and close to the marsh. Soft, sandy ground near tidal areas needs boards or plywood under the container more often than a firm inland driveway does.
• Summer heat. Asphalt softens badly on a hot, humid July afternoon. We book morning deliveries where we can and always put boards down.
• Covenants. Newer subdivisions sometimes restrict how long a container can sit visible from the street. Worth a two-minute check.
